What are business rates and how are they calculated?

Business rates (also called non-domestic rates) are a tax on commercial properties in England, Scotland and Wales. They are calculated by multiplying your property's rateable value — set by the Valuation Office Agency (VOA) — by the government's multiplier. For 2026/27, the small business multiplier is 43.2p and the standard multiplier is 48.0p. If your rateable value is incorrect, you could be overpaying significantly.

Can I appeal my business rates?

Yes. Under the Check, Challenge, Appeal (CCA) system, any business can formally challenge their rateable value. You must first submit a "Check" to the VOA, then a "Challenge" if you disagree with their decision, and finally an "Appeal" to an independent tribunal. The 2026 revaluation means many businesses now have fresh grounds to challenge their assessment.

The Valuation Office Agency revalued all commercial properties in England and Wales on 1 April 2026, updating rateable values to reflect the property market as of April 2024. At the same time, the government introduced a new five-multiplier system. Businesses in areas where rents rose may face higher bills despite lower multipliers — making it a good time to review your assessment.

How long does a business rates appeal take?

The Check stage is typically completed within 12 months. If you proceed to a Challenge, this can take a further 12–18 months. Many cases are resolved through negotiation with the VOA before reaching a formal Appeal. Our specialists manage the entire timeline on your behalf.

Am I eligible even if my property is not in England?
